What the drive east buys, and what it costs
Bowmanville is generally more affordable than Oshawa, Whitby, Ajax and Pickering. The newer subdivisions deliver more square footage than a comparable build closer to Toronto, and the older homes near downtown are the entry point. The cost is time: it is roughly 40 kilometres along Highway 401 to Ajax, so a daily commute west is a real part of the decision.
Three things are shortening that trade. The Highway 407 extension now reaches the area, a GO Train extension to Bowmanville is planned, and the waterfront at Port Darlington has been redeveloping. Check current GO timing before you buy on the strength of it.
Old Bowmanville or a new subdivision?

Historic downtown
Century and early 20th-century homes on mature streets around King Street, which still has its Victorian storefronts. Walkable to shops, the library and Rotary Park.
Northglen and the north end
Newer detached homes and townhomes above Concession Street, built from the 2000s onward. The usual choice for a growing family that wants a modern layout.
West Bowmanville and Waverley
A mix of detached homes from the 1980s to the 2000s, close to the Highway 401 interchange and the west-side shopping.
Port Darlington
The lakeside area south of the 401, with newer builds and marina access, and the part of town where the waterfront redevelopment is concentrated.
