Oshawa is a city of roughly 175,000 people at the eastern end of the Durham lakeshore, with a long automotive history and, more recently, a growing university presence through Ontario Tech University, Durham College and a Trent University campus. It has Oshawa GO on the Lakeshore East line, Highway 401 and Highway 407 access, major shopping along Taunton Road, and a downtown that has seen steady reinvestment around the Tribute Communities Centre and the Regent Theatre.

Oshawa is the most affordable of the four Durham lakeshore cities and has the widest range. Older detached homes and semis near downtown and in the south end are the entry point into the region. Central family neighbourhoods are mid-range. The newer detached subdivisions in North Oshawa, near the universities, sit at the higher end and also draw buyers weighing rental potential.

North Oshawa. Windfields and Kedron near Ontario Tech and Durham College, plus Samac and the newer subdivisions above Taunton Road. Newer detached homes and townhomes, strong rental demand near the campuses.

McLaughlin and O’Neill. The central neighbourhoods around downtown, with character homes on tree-lined streets and walkability to the core.

Vanier, Central and Donevan. Older established areas near downtown, mostly detached and semis, at the more affordable end.

Lakeview and the south end. Near Second Marsh, the Oshawa waterfront and the harbour. A mix of older homes and newer infill close to the lake.

Eastdale, Pinecrest and Taunton. The east and northeast neighbourhoods, family-oriented with a range of detached homes from several decades.
