It covers the basics of the home buying process, answers the questions that come up most often, and prepares you for the steps ahead. The goal is simple: to help you feel ready to find a home that is right for you. And you are not doing it alone.

Step 1: Get pre-approved for a mortgage

Getting pre-approved is one of the first and most important things you can do. It tells you your budget and price range, and it lets you lock in an interest rate for a set period, which can save you thousands of dollars over the life of the loan. Four steps to a pre-approval:

  1. Speak with a mortgage specialist. Through your bank or an independent broker, a specialist helps you compare rates and terms and choose the right mortgage product for your needs.
  2. Complete the application. This determines your eligibility based on factors including your Gross Debt Service (GDS) and Total Debt Service (TDS) ratios, which reflect how much you can comfortably afford given your income and existing obligations.
  3. Gather your financial documents. Expect to provide proof of income, proof of other assets, and verification of your down payment. Your mortgage professional will tell you exactly what is needed.
  4. Lock in an interest rate. Rates move, so locking yours in matters. A pre-approval letter secures your rate and gives sellers confidence in your ability to close, which is a real advantage in a competitive market.

Step 2: Choose the best real estate agent for you

Navigating real estate as a first-time buyer can be daunting, which is why most buyers work with a professional. A great agent guides you through the process, shares market insight, and helps you avoid costly mistakes. Four skills to look for:

  1. The expertise to protect your interests. The seller's agent works for the seller, not for you. You need your own agent in your corner, with key insight into your desired area and full disclosure of any potential pitfalls in a home or neighbourhood.
  2. Real estate experience and market expertise. You need confidence that you are not overpaying, ideally that you are paying a great price. That takes in-depth market knowledge of fair value, resale potential, and how to make a competitive offer. Sellers often list at inflated prices, so understanding value versus list price is key.
  3. Expert negotiating skills. The difference between a good and a great negotiator is finesse and clear communication with every party. Your agent guides you on how much to offer, what to include, what to compromise on, and when to walk away.
  4. Attention to detail. Buying a home means a lot of paperwork and deadlines. Missing one small detail can jeopardize the purchase. Your agent makes sure every detail is handled from viewings to offers to removing conditions to closing day.

Step 3: Decide exactly what you want

Deciding what you want within your price range is a challenge. Browsing listings helps you explore, but a few decisions up front narrow your focus. Three key questions:

  1. Where do you want to live? Location is often the most important factor. Think about the area, community or neighbourhood that fits your lifestyle: close to schools, parks, shopping, transit, a hospital, recreation or places of worship.
  2. What type of home is right for you? Detached, semi-detached, townhouse, condo or bungalow? Also consider lot size, the age of the home, how many levels, and modern versus traditional style.
  3. What are your must-haves, nice-to-haves and deal-breakers? List the features that matter most and least: bedrooms and bathrooms, a garage, a finished basement, a home office, outdoor space. Equally, name what you do not want, such as stairs, carpeting or a small lot.

These questions get you started. The next step is an in-depth buyer needs analysis so you understand on a deeper level what is truly possible for you.

Step 4: Begin the home search and showings

Step 5: You found the one, it is offer time

Once you have found a home, the offer process begins. What to expect:

  1. Deciding how much to offer and what terms to include. Laura conducts an in-depth market analysis to determine current value. Then you discuss the closing date, inclusions and any conditions, which can range from a home inspection or appraisal to water tests or securing financing.
  2. Preparing and reviewing the offer. The offer is drafted to protect your interests, then reviewed with you in detail so you understand exactly what you are agreeing to before you sign.
  3. Presenting the offer. Laura submits it to the seller's agent. One of three things happens: the seller accepts and the home is yours; the seller rejects, which is uncommon, and Laura finds out why and discusses next steps; or the seller counter-signs with changes to price or terms, which you review together.
  4. After a successful offer. You fulfill any conditions in the agreement on time: a home inspection, the bank's appraisal, information to your mortgage specialist, and depending on the property a survey, water tests or condominium documents. Laura guides you through each one to closing day.
